Questions about offset accounts and Offsetly

What is an offset account?

An offset account is a transaction or savings account linked to your home loan. Its balance is subtracted from your loan balance before interest is worked out, so $50,000 in offset against a $500,000 loan means you are charged interest on $450,000.

How much can an offset account save?

It depends on your rate, loan term and how much you keep in offset. As an example, a $500,000 loan at 6% over 30 years with $50,000 in offset and $500 a month in extra repayments pays about $306,000 less interest and is repaid 11 years and 7 months sooner. Offsetly works this out for your own figures.

How is stamp duty calculated?

Stamp duty (called land transfer duty in Victoria) is a state or territory tax on buying property, charged on a sliding scale by price. Each state has its own scale and concessions. Offsetly uses each state's general residential rates and shows registration fees too; first home buyer concessions are not included.

What is a rate-rise stress test?

It shows your repayment if interest rates rise. Offsetly shows rises of 0.25, 0.5, 1, 2 and 3 percentage points; 3 points is the serviceability buffer Australian banks assess new loans against.

Do I need an account?

No. Every calculator works without an account and runs on your phone. You only link Offsetly to your mortgage broker if they send you a code.
